GRAND BUSINESS CENTER OF ONE BANGKOK WILL OPEN IN OCTOBER
Highlights include a pedestrian walkway beside Lumpini Park that is 250 meters long and 33 meters wide. It is lined with golden trees that blossom in April and draw visitors all year round.
Speaking at the Prachachat Business Forum 2024, Panote said that the One Bangkok project, which will open later this year and be a placemaking initiative that inspires users with art installations and more, dotting the collection of mixed-use buildings with two million square meters of space, will not only be a smart city but will also play a significant role in Bangkok and Thailand.
In addition, there will be greenery there to help cool the place down. “We built it with our hearts and it will be in everyone’s hearts, so it will be the heart of Bangkok,” Panote continued.
Two of the five buildings that make up the first phase of development—which is set to formally open in October—are office buildings. In addition, the Andaz Hotel and The Ritz-Carlton, two of the five hotels, will open. Out of the three total zones, there will also be two retail zones.
The net leasable area is more than 160,000 square meters, of which 5,000 square meters are designated as a tax-free shopping area for the King Power Group. In addition, there will be three opulent apartment towers, eight thousand parking spots, and more than forty buses.
Entire project complies with sustainable construction standards; it is the first in Asia-Pacific to be certified as a WiredScore Platinum and SmartScore Platinum, and the first in Thailand to be certified as a LEED for Neighborhood Development Platinum. The project combines WELL requirements with cutting edge smart technology.
Because he thinks there is still a lot of space for growth in Thailand’s real estate market, Panote expressed confidence about the venture. He draws a comparison between it and Singapore, where the prospective income is only roughly four times higher, despite real estate values being more than ten times higher.
As a result, the Thai economy has a lot of room to grow. The project’s success has been attributed to the government’s initiatives and the creation of expansive office spaces in Thailand. New multinational businesses have been drawn to the initiative to establish and grow their operations.
Additionally, there are two locations where the project connects to public transportation—more precisely, the MRT Blue Line. This is a segment of Bangkok’s ring transportation system, which links every area of the city and will contribute to its expansion toward the Thonburi side and northern region, which is denserly populated than other train lines.
After the project opens, an average of 90 million people annually, or around 250,000 per day, are anticipated. This does not include the approximately 50,000 individuals who work in the five office buildings on a daily basis, nor the visitors, hotel guests, and shoppers who will surely draw businesses to the project.
